When did you set up your estate agency?

I opened the business myself back in 2014. What was your background before that? I'd started as a trainee negotiator in the corporate world.

became Branch Manager.

Became an Area Manager.

left I did a few different things.

Then came back into the agency as an Area Manager again and basically decided I wanted to use everything that I had learnt to sell properties, but to run a professional Estate Agency.

Richard you said in a recent article that estate agency wasn't about building relationships but about challenging people what the hell are you talking about? I know it's been controversial of course it's about relationships yes, but no we are in a people business but the last thing somebody wants generally when they're appointing an estate agent its some wishy-washy agent who says well you're the customer you're the client and you know you'll be in control at all times I'm saying the more effective agent is saying no no no I'm the agent you pay me to be your agent I'm gonna be in control at all times and this is how we're going to do it. I think people respond very well to dealing with the expert who's prepared to communicate their expertise and that may well be that they've seen that person that agent communicate their expertise in blogs and social media and things and that's why they call them in.

Okay, so you probably have never heard of the Preston maker Academy and you might even ask the question why does an estate agent need an academy? So today I'll be chatting to Nicky who's the head of the Preston Baker Academy to tell us a little bit about it and what we'retrying to achieve.

Well the goal at the end is to have a team of trained estate agents that have gone through an intense program, that have probably joined us from a non-industry background but ultimately their goal is to get into an estate agency role that's their ambition, they want to succeed and have a career path and I think that's the thing.

People that come through our business have a better success rate if they work their way up from the bottom and we want to now become grow our own negotiators from day one, take them outside of the branch and have them in an intense program in our head office.

It's a 12-month program and as I say at the end of it we're looking for individuals who excel.
