In the world? Okay so you've asked in the UK and the world and I can pretty much tell you the answers going to be exactly the same right so we live now in a world where you've got price-sensitive consumers their time-poor they're socially media savvy so you start thinking, 'think like the consumer, think like the consumer', sure you got to sell like a superstar and sure you've got a market like you're the chief marketing officer of your business but ultimately what you've got to do is think the way the consumer is and what they're essentially saying is I no longer trust the corporation, I no longer trust the hotel that's got a ten million advertising budget. People are more educated as they all have access to online.

One thing I am really interested in is the letting agency fee ban.

This is a hot topic at the moment and it must be implicating on you.

Tell me a little bit about that and how it's implicating on you and how you're going to be working with it and around it.

Tracy: It is a difficult one and I think its come to light because of bad agents, taking advantage of their tenants.

Only yesterday, we had a tenant ring, who is leaving us because the landlords selling and the agent had taken multiple fees of £300 and wouldn't give it back to him.

This is crazy and the reason why I believe, they are in place.

Amy: I agree and it is spoiling it for the majority because of the minority.

Tracy: It's a service.

We're providing a service, we pay for that service so we've got to offset that somewhere and then on the other side we've occasionally offered, say, a reduced fee.
