I think I mean there are frustrations strangely enough that actually go back way in time to even when I started not having enough instructions too many competitors although far more now than there ever were but it was always competitive other agents undercutting fees it's just been allowed to spiral down a little bit as well certainly volumes are lower than they have been previously I mean down to a million or so transactions a year is very light considering how many agents are out there now and frankly if you just averaged it all out that puts it at about a hundred thousand pounds per branch per year if not less which is shocking (I don't know how some run a business) absolutely so I mean now is the time if ever to branch out, take risks and find new clients.

Do they follow all the legal procedures? That’s key.

If you don't follow the legal procedures, you can't serve notices, it's very, very difficult.

If you are not serving your Gas Safety Certificates or your EPCs (Energy Performance Certificate) and you are not providing all this information at the beginning of the tenancy then you are going to come unstuck.
